BOOKING INFORMATION

  • Peak Season: We occasionally require a minimum night* reservation during peak times, except for an occasional opening between bookings. 

  • Holidays: We fill early and quickly for holidays, such as Christmas, Spring Break, and Memorial Day. We require a minimum number* of nights and all holiday reservations must be paid in full.

       *Minimum nights can vary between 2 nights at peak season and 5 nights at some holidays. ​

  • Advanced Reservation Limits: We begin accepting Christmas, Spring Break and Winter reservations bookings on June 15th, Memorial Day and Summer reservations will begin booking on January 15th. 

  • Pets are now accepted at the Riverside Lodge! A pet fee of $25 per pet, per night, applies. Please inform us at the time of booking if you plan to bring a pet and how many. Our full pet policy can be found here. 

  • SERVICE ANIMALS: Riverside Lodge complies with the federal Americans with Disabilities Act (ADA) and will provide accommodations to guests with QUALIFIED service animals. UNDER THESE STATE AND FEDERAL LAWS, ANIMALS SUCH AS EMOTIONAL SUPPORT ANIMALS AND THERAPY ANIMALS ARE NOT A PROTECTED CLASS. These animals would be subject to our pet policy and the additional nightly fee would apply. Service animals must always be with and under the control of their handlers. If any damage or excessive cleaning is required, an additional fee will be applied. 

  • Check-in time is at 4:00. Early check-ins (if availability allows) are available for a fee. Check-out time is at 10:00am. 

  • Parking: We have limited parking to one vehicle per unit. If you would like to bring additional vehicles, or an oversize vehicle such as a motor-home or trailer, you may park them in the town's parking lot across the street from us (on Independence St.)

GROUP SIZE

  • As a lodge, we are required to have a maximum occupancy limit for each room and/or unit. If you exceed the maximum and bring more people that you have reserved space for, they will be asked to find lodging elsewhere. 

  • Some of our units offer a pull-out sofa bed in the living room that can be used for ONE additional person. Not all units are equipped, so inquire at the time of booking. There will be an additional charge for the extra person. Babies of all ages are counted as people. 

  • We have space to accommodate most groups! Fill out our contact form or give us a call for more information. 

PAYMENT POLICY

  • All rates are subject to a 13.8125% sales tax. 

  • Upon Booking: A deposit of 50% pre-tax rent is required within 7 days from the date of booking and will be applied to the first and last nights of your reservation. If the reservation is made more than 30 days in advance, you may send the deposit in the form of a check or money order. If the reservation is within the upcoming 30 days, we may charge your credit card for the advanced deposit. The balance of your reservation will be due 72 hours prior to your arrival. 

  • No personal checks are accepted upon arrival, only for advance deposits. 

SECURITY POLICY

As a small business, the Riverside Lodge & Cabins has the following policies in order to keep our costs affordable to our guests:​

  1. Any items that are missing or damaged from your room following your stay will be charged to your credit card at the replacement cost of the item(s) plus any required labor for repairs. 

  2. Guests who violate our "NO SMOKING" policy will incur a $250.00 fee and be asked to leave. This includes any partially smoked tobacco products. 

  3. Guests who violate our "NO PETS" policy will incur a $250.00 fee and be asked to leave the property. (If you are bringing a pet, you must be booked at Aspen Suites. Pets are NOT ALLOWED on Riverside property. 

  4. Guests who violate the "OCCUPANCY LIMIT" for the room will be charged $250.00 for each person not included in your written confirmation. Anyone in violation of this policy will be asked to find lodging elsewhere. 

  5. Guests who leave the room unreasonably dirty requiring excessive cleaning, attributed to excess of normal use, typical wear and tear, will be charged $50. This includes leaving dirty dishes in the sink and trash that is not in the proper receptacle bin upon the guests' departure. An  itemized statement will be provided.

CANCELLATION & REFUND POLICY

  • Should you need to cancel for any reason (health, work, schedules, weather, etc.), 75% of your deposit will be refunded ONLY if your room is re-rented for the exact same days. High season reservations are non-refundable once booked.

  • We honor reservations only for the number of people you have reserved space for. All canceled reservations must be done in writing, and/or verbal telephone notification. Riverside Lodge & Cabins will issue a cancellation confirmation email. Guests must obtain this email for their records in order to  be eligible for a refund only during regular and off season reservations. High season reservations are not eligible for refunds. If for any reason you do not receive a cancellation confirmation email, please contact us directly via email and/or phone. Voicemails will not be accepted. 

  • NO refunds on any credit card, Holiday or Maximum Peak Occupancy. Deposits cannot be applied to other dates. There are NO refunds on early checkouts and NO SHOWS.  

  • We charge for the days you have reserved. We must follow this policy as we have turned other people away for the same dates; We want to bring these policies to your attention now to avoid any misunderstandings.

WE NEED YOUR HELP! 

Red River is located in the middle of the national forest, so please keep in mind the following things:

​

  • All rooms are non-smoking. As such, ash trays can be found around the property. Please ensure you put cigarettes out and into these receptacles. As Smokey the Bear says..... ONLY YOU can prevent forest fires!

  • You will find trash cans up and down Main St. as well as dumpsters every couple of blocks. Please do your part in keeping Red River beautiful and don't litter! 

  • Wildlife: 

    • In and around Red River, you'll find: black bear, chipmunk, mule deer, elk, bobcat, mountain lions, bighorn sheep, and others. Never approach an animal. There are wild and unpredictable,  no matter how calm they appear to be.

    • NEVER FEED WILDLIFE! Animals that become dependent on human food may become habituated or aggressive towards humans and have to be killed. "A fed bear is a dead bear!" Keep all food, garbage, or other smelly items packed away when not in use. Speaking of garbage, all town dumpsters are bear proof, so please make sure you close and secure them properly.
